Frequently asked questions

What increase is usual in Pakistan?

Many rent agreements include a 10% yearly increase, especially in cities.

Is there a legal limit on increases?

Rent laws differ by province. Agreements usually set the increase, and disputes go to rent controllers.

How long are rent agreements?

Usually 11 months or one year, renewed with the agreed increase.

Is the increase compounded?

Yes. A 10% increase each year is applied to the previous year's rent.

What about advance and security?

Landlords often take a security deposit and sometimes advance rent.

Should the agreement be registered?

Registering a rent agreement and informing the police are required in many cities.

Can the landlord raise rent mid-agreement?

Not unless the agreement allows it. The agreed increase usually applies at renewal.

How much security deposit is normal?

Often one to three months' rent, refundable at the end.

Who pays for repairs?

Agreements usually make tenants pay for small repairs and landlords for structural ones.

Is rent income taxed?

Yes, for the landlord, as income from property.

Can I negotiate the increase?

Yes. Many tenants agree to 5% to 10% depending on the market.

Why do agreements use ten percent?

Ten percent is a common figure that roughly tracks inflation and rising property values in Pakistani cities.

Can the increase be lower in a long lease?

Yes. Some tenants agree to a longer lease in return for a smaller yearly increase.

How do I calculate the increase myself?

Multiply the current rent by one plus the percentage. A ten percent increase on Rs 60,000 gives Rs 66,000.

Should rent increases be written in the agreement?

Yes. Write the yearly percentage, the date it applies and the security deposit clearly so both sides avoid disputes later.

Is rent cheaper outside the city centre?

Usually. Rents fall as you move away from main roads and markets, although transport costs may rise.
